CIM Group Eyes Four-Story Office Project in Culver City


CIM Group has set its sights on building a four-story office building in Culver City.

The Mid-Wilshire-based developer has filed plans to build a 63,700-square-foot building at  8960 Washington Boulevard, Urbanize Los Angeles reported. It would replace a single-story commercial building built in 1930.

Plans call for a rectangular building above a three-level underground parking garage for 182 cars.

The light gray stucco building, designed by Abramson Architects in West Adams, would include a cantilevered facade with metal screens, aluminum panels and vertical floor-to-ceiling windows.

Link Landscape Architecture is also working on the project, which would include a rooftop deck and several palm trees along Washington Boulevard, according to Urbanize.

If approved, CIM would break ground next year and complete the office building in 2026.

While the office market has collapsed in Downtown Los Angeles and other parts of the city, Culver City has remained a bright spot.

A similar four-story development at 8888 Washington Boulevard has been leased by Technicolor Creative Studios. Next to Culver City Station, a 240,000-square-foot structure is occupied by Warner Bros. Discovery

Meanwhile, Apple plans to build a 530,000-square-foot office campus at Venice and National boulevards, straddling Culver City and Los Angeles.

CIM Group has spent the last few years redeveloping West Adams, a low-income neighborhood in South L.A. that was designated as an opportunity zone. Some see it as gentrification.
